That space should require aprox 38,000 BTU as discribed. 45,000 will heat it if the over head door is not opened, 60,000 will recovery much faster when the door is opened. Modine are good units. I sell Reznor 60,000 Nat. direct vent (out through side wall instead of the roof) $641.34 + tax
