Dont the utilities company own the powerline and its right of way and your property surrounds them?

Nope, in most cases the utility companies acquire an easement to run their lines across the landowners property. So you would still own the land but they have the right to go onto your land per the easement to maintain their equipment. It can become a legal nightmare and there are so many variables but this I believe is the most common.

I own the land and the power company has a legal easement to maintain their lines. I know this for sure it is recorded in my deed. It is not really a nightmare once you understand it.  They are the only ones that have legal permission to be there except the landowner. I even have the right to gate off the land as long as I give them a key to enter; I have already checked with them about this. It is the same for the pipeline that crosses one of my properties. Remember it is your responsibility to find out who own the land for sure. That is why I post mine with my name and phone so there is no question.

I realize its a little off topic but since we're talking power lines, all the big power lines by us (LP) are owned by the power company. They foreclosed farms if they didn't sell the land to them in the 60's. these are the huge steel tower type. It's still best to figure out who really owns them so you don't "edit for bad language" rightful owners off
