That's pin it or die type stuff there.. Nothing worse than coming around a corner and seeing a freekin pond that's the entire way across the trail and 50 yards long. Oh and of course the lip at the exit point on the pond is about a foot high straight up and your wife is right behind you on her sled and you say "PIN IT and KEEP IT PINNED!"... and she says "what?".

Tic knows how to pin it!?!?!?!?!?!?!?!

Phase one 2015. $120,000 an the only labor I hired out was site work and drywall. The site work well driveway underground power and foundation was about 38,000 of that.
850’ of living space on the second floor and a small 8x12 loft on the third floor deck in the back 1/3.

There are some interesting "Vlogs" on youtube of people who have done this. There was one in PA i remember watching, was like a half hour long, he had a cost break down too. Search shop house if I remember correctly. I was toying with the idea, but bought a house Just as the 'rona set in, so prices hadnt gone through the rough yet but interest rates were down in the basement.

I seen that guys videos on it also, kind of interesting when you get the breakdown and look at what you do get, and leaves room for changing stuff at ease

I was talking to my friend that owns his own contracting business and he's currently build one of my friends shops 40X60. he said he will have ~60k in just the shell. no doors, windows or concrete. So I may have to downsize to 48X32 to stay closer to my budget of 120k. I would do the site work myself and the driveway. After talking to him and getting realistic number it's the well, sanitary and inside finishing that gets very pricey.

we are in the process of looking at putting up a garage.  hopefully prices start to come back down to uninflated values by then.  if you can get most of the work done yourself with friends, id imagine 50-80K wouldnt be unreasonable for a building shell only of 40x50.  

 

we are looking at a 30 x 36' garage without insulation and such, hoping to come in around 25-30k for a slab, walls, doors, lights, and a metal roof.  hopefully that wont be too far off..

Your wallets. I just got 2x4x8’s for a bathroom remodel for $7.80 each. 3/4” advantech is $47. I haven’t seen prices in plywood this bad since that last really bad hurricane season 15 year ago.

Heck, basic 7/16” osb is now $22.97 at Home Depot , I paid what I thought was insane $10.97 back in July.... considering it was $6.97 or something like that last year
